3. HOW DO I SCHEDULE A SHOWING?
We have specific times slots for each home that is available, which constantly changes. Please text us on our Appointment Setting Phone/Texting Line at 217-461-4454. Also include your name and which home you want to view. We look forward to showing you your potential new home!
4. WHAT IS INCLUDED IN THE RENT?
-This will depend on the location of the home. Generally speaking, on a regular house the tenant pays for all utilities and lawn care.
5. WHAT IS THE PET POLICY?
Maximum of two pets allowed with a pet rent of $25 per month, per pet: We understand the importance of companionship, and we welcome up to two pets. The nominal pet rent ensures the well-being of both our human and furry residents.
6. DO YOU OFFER RENT TO OWN?
Yes. On the Rent to Own, we do help you with credit repair to get your credit score up to the 650 range so that you can get regular home financing within 12 to 18 months, sometimes sooner. In the meantime, we give you credit of $100 every month that goes towards the purchase of the home. You will be responsible for any repairs under $500 as training for when you own the home. We do require a down payment of $3,000 to $5,000 and that gets credited back to you when you buy the home.
7. DO YOU OFFER STANDARD RENTAL AGREEMENTS
Yes, we do offer some homes as traditional rentals, depending on the specific home and the tenant’s situation. However, we encourage all our tenants to work on improving their credit scores, as this can create more financial opportunities, including the possibility of homeownership in the future. Our goal is to provide housing solutions that best fit each tenant’s needs while helping them build a strong financial foundation.
8. WHAT IS THE LENGTH OF THE LEASE?
Rent is based on a 1-year lease term. Shorter leases can be accommodated, but at a higher rental amount.
9. WHAT IS REQUIRED UPON MOVING-IN?
-First month’s rent, plus 1 to 2 months deposit, depending up on the strength of the application.
10. DO YOU TAKE ALL APPLICATIONS?
*All homes are offered without discrimination to race, color, religion, national origin, sex, disability or familial status.
*Each occupant must submit an application.
*In cases where not all qualifications are met, compensating factors may be considered. These factors can include additional requirements such as an increased deposit, advance rent payment, or the presence of an approved local co-signer.
11. DO YOU ACCEPT SECTION 8?
Yes, we do accept Section 8, the applicant will need to meet the remaining qualifications:

12. HOW MUCH IS REQUIRED FOR MOVING IN?
At the time of signing the lease, the deposit is required, which is generally one times the amount of the rent. On or before the move in date, the full rent is due. If the move in date is not on the first of the month, the prorated amount of the rent is due on the move in date. For instance, if the rent is $1500 per month and the move in date is the 15th of the month, half of the rent is due, which is $750.
13. WHO PAYS FOR UTILITIES?
On a regular single family rental home, the tenant is responsible for all utilities and lawn care.
14. HOW MUCH IS THE DEPOSIT?
The deposit is usually the same amount as the rent and is due at the time of signing the lease.
