How do I apply for a rental home?

*The application is easy to access by tablet or phone: https://sospenllc.managebuilding.com/Resident/apps/rentalapp

We will then get a notification once it is filled out.

*Then the credit reporting company Smart Move will send you and email for authorization to pull a credit report.  Please look for that email and complete it.

*Paystub: Take a picture and email to  [email protected].  (We typically do not do an employment verification and this allows us to see the income)

*Drivers license or State ID 

What are the qualifications?

We consider several qualifications when selecting our tenants, and here are the key points that make you an ideal candidate:

  • Credit score in the 600 range: Your credit score reflects responsible financial behavior, which is a crucial factor in our selection process. It shows that you have managed your finances well and have a history of meeting your financial obligations.
  • History of on-time rental payments: Your track record of consistently making payments on time demonstrates your reliability and trustworthiness as a tenant. It assures us that you will be prompt in paying your rent and fulfilling your financial commitments.
  • Stable income source earning at least three times the rent from employment and government agencies.  We accept the inclusion of Section 8 participants, acknowledging the support provided by diverse housing assistance programs for individuals and families.
  • Tenant responsibility for all utilities: As a tenant, you will be responsible for water, sewer, and trash, allowing you to have control over your utility usage and tailor your environment to your needs.
  • Maximum of two pets allowed with a pet rent of $25 per month, per pet: We understand the importance of companionship, and we welcome up to two pets. The nominal pet rent ensures the well-being of both our human and furry residents.

Are pets allowed?

Maximum of two pets allowed with a pet rent of $25 per month, per pet: We understand the importance of companionship, and we welcome up to two pets. The nominal pet rent ensures the well-being of both our human and furry residents.

How do I set an appointment to see the home?

We have specific times slots for each home that is available, which constantly changes. Please text us on our Appointment Setting Phone/Texting Line at 217-461-4454. Also include your name and which home you want to view. We look forward to showing you your potential new home!

How much is the deposit?

The deposit is usually the same amount as the rent and is due at the time of signing the lease.

Do you accept Section 8?

Section 8 is considered stable monthly income and the applicant will needs to qualify on the remaining qualifcations:

*Credit score in the 600 range

*History of on-time rental payments with previous landlord verification

*Stable income of 3 times the rent

*Tenant responsibility for utilities

*Maximum of 2 pets with pet rent

Who pays for the utilities?

On a regular single family rental home, the tenant is responsible for all utilities and lawn care.

Do you offer Rent To Own?

Yes. On the Rent to Own, we do help you with credit repair to get your credit score up to the 640 range so that you can get regular home financing within 12 to 18 months, sometimes sooner. In the meantime, we give you credit of $100 every month that goes towards the purchase of the home. You will be responsible for any repairs under $500 as training for when you own the home. We do require a down payment of $3,000 and that gets credited back to you when you buy the home.

How much is required to move-in?

At the time of signing the lease, the deposit is required, which is generally one times the amount of the rent. On or before the move in date, the full rent is due. If the move in date is not on the first of the month, the prorated amout of the rent is due on the move in date. For instance, if the rent is $1200 per month and the move in date is the 15th of the month, half of the rent is due, which is $600.

What is the lenght of the lease?

Rent is based on a 1-year lease term. Shorter leases can be accommodated, but at a higher rental amount.

Do you take all applications?

*All homes are offered without discrimination to race, color, religion, national origin, sex, disability or familial status. *Each occupant must submit an application. *In cases where not all qualifications are met, compensating factors may be considered. These factors can include additional requirements such as an increased deposit, advance rent payment, or the presence of an approved local co-signer.
